A renovated golf-front house, a dated apartment, a new-build residence and a large private villa cannot sensibly be valued by multiplying one area average by floor area.

For the buyer who wants a large villa, generous plot, privacy, security, professional property care and a home that feels like part of a high-end resort, that concentration can justify a significant premium. It can also suit an owner who spends several weeks or months at a time in the Algarve and wants the resort itself to provide much of the daily lifestyle.
The trade-off is that Quinta do Lago is not trying to reproduce the urban-marina feel of Vilamoura. Its own visitor guidance recommends a rental car for holidays. For an international buyer, tax residence now matters directly to the IMT calculation.
Under the current 2026 Portuguese IMT rules, a non-resident individual buying residential property is generally subject to a 7.5% IMT rate, subject to statutory exceptions. The law includes relief mechanisms in specified cases, including where the buyer becomes Portuguese tax resident within two years and certain qualifying residential-letting situations. The general residential schedule also applies a 7.5% single rate above €1,150,853. Stamp duty on a property acquisition is 0.8% of the relevant value base. On a €2 million transaction value, 7.5% IMT is €150,000 and 0.8% stamp duty is €16,000, before legal, registration, finance or other transaction costs.
That means a buyer whose maximum all-in budget is €2 million should not instruct an agent to search for €2 million properties. The property-price ceiling needs to be set only after a buyer-specific tax and cost calculation.
