
A €2 million villa budget in Marbella creates a useful choice, but not an equal one.
On the Golden Mile, €2 million puts you into one of Marbella's most valuable residential corridors, where the address itself carries a premium and genuinely prime detached villas frequently sit above this budget. In Nueva Andalucía, the same money generally gives a buyer more scope to prioritise the villa itself: more built space, a stronger plot, a private pool, contemporary refurbishment or a position around Marbella's Golf Valley.
That difference is visible in current asking-price data. In August 2026, idealista recorded an average asking price of €8,336 per square metre in Nagüeles-Milla de Oro, compared with €6,239 per square metre in Nueva Andalucía. Both were still higher year on year, by 5.9% and 5.7% respectively. Marbella overall stood at €5,956 per square metre.
Those averages include different property types and should not be treated as villa valuations. They do, however, reveal the central issue facing a €2 million buyer: on the Golden Mile you are paying more heavily for location; in Nueva Andalucía, more of the budget can usually go into the property.
For most buyers whose priority is a substantial detached villa, Nueva Andalucía is the stronger place to start at €2 million. Buyers who care more about owning a Golden Mile address than maximising villa size should reverse that order.

This is not a verdict that one district is "better". It is a question of what you want the €2 million to buy.
Why the Golden Mile Commands a Premium
Marbella's Golden Mile runs through the prestigious corridor between Marbella town and Puerto Banús. The wider area contains some of the municipality's best-known residential enclaves and resort addresses, including Puente Romano, Nagüeles, Sierra Blanca and Lomas de Marbella Club.
But buyers should be careful with the term "Golden Mile". A property marketed under that label can occupy a very different setting from another property carrying the same description.
The August 2026 asking-price figures illustrate this clearly. Idealista reported €21,512 per square metre around Puente Romano, €10,937 in Las Lomas de Río Verde, €7,463 in Lomas de Marbella Club, €6,760 in Sierra Blanca and €5,157 in Nagüeles.
For a €2 million buyer, therefore, asking whether you can afford "the Golden Mile" is not specific enough.
- Which side of the main coastal road is the property on?
- Is the buyer paying for proximity to the beach or for an elevated residential setting?
- Is it genuinely practical to walk to restaurants, the beach or amenities?
- How much private land comes with the house?
- Is the property renovated to the standard expected at this price?
- How much of the asking price reflects the micro-location rather than the building?
A €2 million budget can work on the Golden Mile, but buyers expecting a large contemporary villa on a generous plot in its most prestigious pockets may find the search frustrating.
What €2 Million Means in Nueva Andalucía
Nueva Andalucía sits immediately inland from Puerto Banús and contains a much larger residential landscape. It includes established villa neighbourhoods and communities around golf courses such as Las Brisas, Aloha and Los Naranjos.
The area is not uniformly cheaper. Las Brisas averaged €6,928 per square metre in August 2026, Aloha €6,113 and Los Naranjos €6,861. Nueva Andalucía overall was €6,239 per square metre, just below its July high of €6,249.
Nevertheless, €2 million usually operates differently here.
Instead of asking, "Can I get a villa in this location?", a buyer can spend more time deciding which combination of plot, architecture, condition, view and micro-location matters most.
That is an important distinction.
A mediocre villa in the right postcode is not automatically a better €2 million purchase than an excellent villa several minutes farther inland.
At This Budget, Compare Properties Rather Than Area Names
The mistake a high-budget buyer can make in Marbella is assuming that €2 million removes the need for compromise.
It does not. It simply changes the compromises.
On the Golden Mile, the compromise may be house size, plot, condition or exact position. In Nueva Andalucía, the compromise may instead involve distance from the sea, dependence on a car, road position or whether a golf view is genuinely worth the premium attached to it.
At this level, compare actual properties against a fixed brief.
For example, a couple looking for a second home might specify: four bedrooms, private pool, outdoor dining, privacy from neighbours, renovated interior, no major building work, secure parking and easy access to Puerto Banús.
Once that brief is fixed, the difference between the two areas becomes much easier to see.
If almost every Golden Mile option requires compromising on two or three of those points while several Nueva Andalucía villas meet them, the market has answered the question.
Conversely, if the couple intends to spend much of its time around Marbella's beachfront resorts and regards a Golden Mile address as part of the reason for owning in Marbella, accepting a smaller property may be entirely rational.
Golden Mile: Buy It for the Location
The strongest reason to choose the Golden Mile at this budget is not that it offers more property. It doesn't. You buy here because you value where the property is.
For some international owners, that matters enormously. They may spend relatively little time inside the house during the day and place greater value on access to Marbella's beach clubs, restaurants, hotels, social scene and the corridor between central Marbella and Puerto Banús.
There is also a scarcity argument. Prime land in established coastal Marbella is inherently limited, and the Golden Mile remains one of the city's most internationally recognised residential addresses.
Current pricing supports the idea that buyers continue to pay for that positioning. Nagüeles-Milla de Oro asking prices were 5.9% higher year on year in August 2026, while the wider Marbella market stood at €5,956 per square metre.
That does not guarantee future capital appreciation. It does mean the buyer is entering a market where location scarcity is already reflected heavily in prices.
Who Should Favour the Golden Mile?
- You specifically want a Golden Mile address.
- You place beach and resort lifestyle above golf.
- You would accept a smaller villa or less land for the location.
- You expect to use Marbella primarily as a luxury second home.
- You care strongly about proximity to the social and hospitality infrastructure between Marbella and Puerto Banús.
If you find yourself repeatedly saying, "For €2 million, I expected a bigger house," the Golden Mile is probably not where you should concentrate.
Nueva Andalucía: Buy It for the Villa and Lifestyle Balance
Nueva Andalucía tends to make more sense when the property itself carries greater weight in the decision.
A family using the house for longer stays may care about bedroom count, garden space, outdoor living, privacy, parking and day-to-day comfort more than being close to the beachfront.
Golf is another differentiator. The concentration of established courses around Las Brisas, Aloha and Los Naranjos makes Nueva Andalucía particularly logical for buyers who will actually use them. A golf view has little value to someone who never plays; for another buyer, being minutes from several courses may define the entire reason for purchasing in the area.
Nueva Andalucía also benefits from its relationship with Puerto Banús without requiring every buyer to pay the same location premium as the Golden Mile. That combination helps explain its broad international appeal.
Don't Buy "Walking Distance" Without Walking It
This sounds trivial. In Marbella it is not.
Property descriptions routinely emphasise proximity to Puerto Banús, restaurants, shops or the beach. The useful measure is not the straight-line distance shown on a map.
Walk the route. Do it during the day and, if you expect to walk home after dinner, in the evening. Check gradients, road crossings, pavements, traffic and the actual entrance to the community.
A villa that is geographically close to Puerto Banús may still function as a car-dependent property. Another slightly farther away may have a much more usable pedestrian route.
For an owner who stays for three weeks each summer, this may be minor. For someone relocating for several months each year, it can materially affect the quality of the purchase.
A €2 Million Asking Price Is Not a €2 Million Acquisition Budget
International buyers should decide whether "€2 million budget" means the purchase price or the total cash they are prepared to commit.
The difference is substantial.
For a resale property in Andalucía, the general Transfer Tax (ITP) rate remains 7% in 2026. On a €2 million taxable value, 7% alone would equal €140,000, before legal, notarial, registration, financing or other transaction costs.
A qualifying first delivery of a new residential property from a developer follows a different tax route. New homes are generally subject to 10% VAT; in Andalucía, documents subject to the general rate of Stamp Duty (AJD) are currently taxed at 1.2%.
That distinction matters enormously when comparing a renovated resale villa with a newly completed property.
If your total budget is €2 million, your property search should therefore start below €2 million rather than at it. The exact allowance should be calculated by a Spanish lawyer or tax adviser for the specific transaction.
Foreign Buyers Can Purchase in Spain, but Ownership and Residence Are Different Questions
International buyers should separate three issues that are often blurred together: the right to own property, immigration status and tax residence.
A foreign buyer can purchase Spanish property without becoming a Spanish resident. A foreign purchaser will ordinarily need a NIE, Spain's foreigner identification number, for transactions and administrative dealings.
Buying a €2 million Marbella villa does not provide access to Spain's former property-investment Golden Visa. Spain abolished the investor-visa regime with effect from 3 April 2025, so buyers who want to live in Spain need to consider the immigration route applicable to their own circumstances separately from the property purchase.
Buying the villa should not therefore be treated as an immigration strategy by default.
Likewise, an international buyer should obtain individual tax advice before completion, particularly where substantial Spanish assets, non-resident ownership, rental income or a later move to Spain could affect tax obligations.
At €2 million, tax structuring is not a detail to investigate after agreeing the purchase.
International Demand Remains Exceptionally Important in Málaga

The Colegio de Registradores reported that foreign purchasers accounted for 37.01% of registered home purchases in Málaga province in the second quarter of 2026, one of the highest provincial shares in Spain.
That matters because Marbella's prime villa market is exposed to international demand to a degree that national Spanish averages cannot fully explain.
Buyers should therefore resist simplistic claims that every Marbella property is selling immediately, while also avoiding the opposite assumption that wider-market softness automatically creates bargains in the best villa districts. Prime micro-markets can behave differently from national averages.
Is €2 Million Enough for a Turnkey Villa?
Potentially, especially in Nueva Andalucía, but "turnkey" deserves scrutiny.
Renovated Marbella villas can carry a large premium because an international buyer may value arriving with no construction project to manage. That convenience is real, but it can also disguise an expensive refurbishment.
Ask for the documentation behind the renovation.
- What was structurally changed?
- Are extensions and alterations correctly documented?
- When were electrical, plumbing, air-conditioning and waterproofing works completed?
- Do the usable areas correspond with registry, cadastral and planning records?
- Which warranties or invoices remain available?
- What has merely been cosmetically updated?
A photogenic villa is not necessarily a technically modern villa. At €2 million, due diligence should be proportionate to the money at risk.
What About Rental Income?
Rental potential should be treated as a secondary filter unless the property is being purchased primarily as an investment.
The Golden Mile has obvious advantages for luxury holiday demand, while Nueva Andalucía combines proximity to Puerto Banús with golf and residential appeal. But neither location converts automatically into a lawful or profitable short-term rental property.
Rental rules, community restrictions, registration requirements and the property's actual operating costs need to be checked for the specific villa before projected holiday income is used to justify the purchase price.
Do not buy a €2 million home on the strength of an agent's gross weekly-rental estimate.
Ask for a realistic annual model showing occupancy assumptions, management, utilities, pool and garden maintenance, community fees where applicable, insurance, repairs, cleaning, taxes and periods reserved for your own use.
A villa that is excellent for personal ownership may be a mediocre yield investment, and that can still be a perfectly sensible purchase if lifestyle is the real objective.
The Micro-Locations Worth Comparing
A serious search should go below the two headline district names.
On and Around the Golden Mile
Look separately at locations such as Nagüeles, Sierra Blanca, Lomas de Marbella Club and the areas closer to the coastal resort corridor. They should not be priced or evaluated as interchangeable.
Sierra Blanca, for example, appeals to buyers looking for elevated, private residential surroundings, while the most expensive sections around Puente Romano represent a very different proposition. Current asking-price data ranges dramatically across these submarkets.
In Nueva Andalucía
Compare Aloha, Las Brisas, Los Naranjos and residential pockets closer to Puerto Banús.
Decide whether you are buying for golf, views, convenience, privacy or access to the coast. Trying to maximise all five usually pushes the price beyond the original budget.
Where a €2 Million Search Usually Starts
For a buyer whose main goal is the strongest villa possible in Marbella for around €2 million, Nueva Andalucía is usually the more productive place to begin.
At this budget, it offers a better chance of making the villa itself feel like a €2 million purchase.
Then compare selected Golden Mile properties and identify exactly what must be surrendered for the location.
That sequence prevents a common mistake: becoming attached to the Golden Mile label before understanding what the same money buys nearby.
For a buyer who specifically wants the Golden Mile and is willing to compromise on the house, reverse the order. There is little value in pushing a location-driven buyer towards a larger villa in an area that does not satisfy the reason for buying in Marbella.
Five Properties Are More Useful Than Fifty Listings
Once the budget and priorities are fixed, a viewing trip should be selective.
- Two Nueva Andalucía villas that maximise house and plot.
- One Nueva Andalucía property with exceptional proximity or golf position.
- One Golden Mile villa that stretches the location advantage.
- One Golden Mile alternative showing exactly what the budget compromise looks like.
Viewing those five properties will teach a serious buyer more than scrolling through fifty listings. It also exposes whether the buyer's stated priorities are genuine.
People who say they want maximum space sometimes walk into a smaller Golden Mile house and immediately prefer the location. Others arrive convinced they need the Golden Mile and change their minds when they see how much more comfortable their €2 million feels in Nueva Andalucía.
That is why this comparison should be made physically, not just financially.
Before Reserving Either Villa
Do not pay a meaningful reservation or deposit simply because the house looks right.
Before becoming contractually exposed, have an independent Spanish lawyer establish the property's legal and planning position and explain the contract being signed.
For a villa, the review should be particularly attentive to the house, plot, pool, terraces, extensions and any later alterations. The property you believe you are buying needs to match the property that legally exists.
The buyer should also understand the full acquisition-cost calculation, ongoing taxes and charges, community obligations where applicable, and any intended rental use before completion.
This is especially important with renovated luxury villas, where the current appearance of a property may be substantially different from its original construction.
Golden Mile or Nueva Andalucía: The Final Decision
At approximately €2 million, Nueva Andalucía is usually the better hunting ground for a buyer who prioritises the villa; the Golden Mile is the stronger choice for a buyer who prioritises the address.
That distinction is more useful than declaring either neighbourhood the winner.
The latest market data reinforces it. August 2026 average asking prices were €8,336 per square metre in Nagüeles-Milla de Oro and €6,239 in Nueva Andalucía. The gap is large enough to change what the same budget can realistically buy.
For an international buyer, the sensible next step is not to search "€2 million Marbella villa" and rank the photographs.
Define what you refuse to compromise on first.
